10 month Final Review Meeting? Does it happen/what's it about?

Ok so how the hell does all this 10 month stuff happen?

I get a letter on Sept 9 saying mail or email my list of things that need attention and then has an appt. set for Nov 25th at 8:30 am scheduled and please complete this info within10 days!

Why are there always time frames/limits put on us...........but NOT on RH.

Yup I filled out that form and sent it within 9 days, guess what, today is Oct. 10th and guess what......you got it, Ive gotten nowhere with communication with this portion of RH.

First I had a guy Josh who called me once to say.......opps....you are getting another guy, he will be in touch........then this Steve sends me an email sayings...............opps its not me its Josh again.....and BTW so very sorry we are super busy here!  Of course you are, you are RH!

Guess what Josh's voicemail is FULL...hahahaha maybe his email inbox is full also :(

All I wanted to do is reschedule this Final Review meeting.......

What really is this meeting and will it really make a difference??  Is it worth doing?

All they are going to do is send out workers over the next 2 LONG years to get all this pittley shit done.

Let's just schedule some drywallers out here and move on....I won't take up Josh's time really.

In fact give me the workers' numbers and I'll glady make the arrangements myself :) Because I have to give availability right? why not eliminate the middle man.

In recap.................who has done this.......and how does this work?

***Side Note to my PM's who still work with me if I have a real issue, which I know that are NOT suposed to, so my PM's are good to me are still keep in touch and answer my calls. RH stretches those guys so thin :(

  1. The 10 month for me was quite useful and well worth listing the issues you have. Pretty much a team of 5 guys came into the house and fixed everything they could that day. I had some outside issues that were fixed through the next 2 weeks but I was very happy with the follow up. Matt Dermyer from RH was the guy running the 10 month and he was excellent. Hands down professional. The other purpose was to check for any structural or issues we can't see (Attic, basement etc)

    1. J and M, sounds like yours went very smoothly, I hadnt realized the purpose of that meeting was to possibly point out other issues that WE dont see?

    2. During ours, they checked to be sure all of the doors were latching properly. They also checked for nail pops beyond the ones we pointed out. They checked the exterior and basement. Probably the most useful was the service manager going over maintenance that we should do with the sump pump, furnace, etc.

  2. DW I am going through the process now. You're right, you will need to make arrangements with the contractors, so you'll have to call on your own. I can say that this 10 month inspection has been annoying. It looks like I will need my entire kitchen/morning room floors replaced. Can you say dust galore! I think I will ask RH to pay for my housekeeper that month when the floors are being replaced---I don't think that is outrageous. If you have questions, hit me up...I will do my best in helping you out.

    1. Danielle, so how did this "final review" go? I cant imagine them pointing out something we missed?

      I figured it was US showing them.

      In the two emails I did receive they said they wanted to get a jump on the things needed taken care of..............to my surprise a landscaping co. has emailed me directly saying that they would be out in the next couple weeks.

      but other than that I cant get a hold of this RH guy to see what else is going on and to schedule our meeting since they are 30 days out with meetings.

      Around this plan, the 10 month takes a long time and bugging a lot of contractors? Some people just give up sometimes.

      So they will say give me a number for drywall guys?

      And have me call the flooring co myself as well??

      So this RH guy bascially has the meeting to say.........OK.......I approve this to be fixed you can go ahead and call now?

  3. Wow... we got our letter and our 10 month repairs are on November 1st, but you settled a good bit before us.

    We just sent in our list, which was thankfully mostly small stuff... I'm not counting on hearing anything from RH before they show up on November 1 though.

M, I asked for my yard to be fixed, so actually a landscaping co. is suposed to come out today.......I was shocked to hear from this co. directly saying they are coming out...........but for a long time now I CANNOT get this guy to call or email me back, looks like I am going to have to try to get a hold of someone else cause this is unacceptable...

We added several things about the yard... the rocks, the cracks, the uneven spots, the fact that we have almost nothing but weeds, etc... in addition to the areas that we think the grading is off like the front flower bed that stays WET all the time. I'm really, really hoping they do something about the yard because as you know that's been one of the most frustrating things for us through this whole build. We saw a load of good dirt in the backyard of a neighbor that just had their 10 month inspection... they too have been complaining about their yard since they moved in... so I've got my fingers crossed that RH will really take care of the yard!

    3. M, I never thought growing grass would be such a difficult science right? Our yard also has been a struggle, we have done it over.........over and over again investing money and time!! I asked our PM last month if we could please have some dirt and manuer and seed, he agreed and that was Sept 26, yes we have growth but again they did a poor job and very spotty and crabgrass continues to dominate throughout the new growth despite our treatment with Tru Green. I have mentioned to our 10 month guy about the yard, so last week oddly enough i get an email from a landscaping co. saying they are coming out to reseed. Well they were here yesterday but the neighbor down the street took up their entire day so they will be back on monday. I have been out there digging up sooo much crab grass (they are now telling me that is what needs to be done) that my hands are sore!! Or I have been told to rototill (however you spell) it and start again........it's never ending even with landscaping co. coming up, I think it's because they arent treating the underlying problem. See with us we closed in the winter time, January and so all that good dirt sat and got weed invested until June, when they laid the lawn they did nothing to prepare the soil and dumped all top of all the shit that we already there!! I believe there lies the problem, these weeds choke out any good growth I get....they keep trying, but im no professional but think they need to dig up our yards, do it right, and properly treat it at the right time.............you notice how many people DO NOT have these issues..........a lot closed in May or sooner and got their yards right away with fresh soil and not soil that was left for every weed in america to grow and then month later come out and dump some soil and seed on them and call it............DONE...so okay that was more of a rant than a that......but it's fresh in my mind and my hand is sore from digging for 5 hours yesterday.....OK breathe now..LOL...............and your thoughts are M?

    4. We also had a winter build, so I think we got stuck with mostly Rye... it's green and it grows fast, but it still might as well be a weed. We reseeded several times in the spring and we finally got some grass so we got excited. We kept feeding it on schedule and watering it every day... and then it just all turned into weeds over the summer. We literally have nothing but weeds! I've read that reseeding and/or doing the weed & feed route won't make much difference during the summer so we just gave up. We continued to water so the yard didn't completely die off, but honestly it might have been better if everything did die and we could start from scratch.

      We have so many spots in our yard that just won't grow anything, not even weeds! If you look at the dirt in those areas it's like gravel. I'm pretty sure grass (or weeds) won't grow through rocks, so even our weeds are very patchy at best. So frustrating to know we've wasted so much money on seed, fertilizer and water... and it didn't do a bit of good. A load of GOOD dirt (not the clay crap that's in the yard) and some GOOD seed would probably make a world of difference!

      I'm tempted to spread some weed and feed now... and reseed again, but with our 10 month coming up I don't want to waste more money in case they actually decide to do something about the lawn for us. There have been so many new houses built over the summer that have beautiful lawns already... I'm just really hoping they do something for us.

    5. M, we have the same exact situation...so something is going on!! And someone must know!! I dont think lying dirt and seed over top of this stuff is gonna work............but its what we all keep doing.....that is why I am out there pulling weeds, last time we put down penn state mix and the new landscapers also say they are putting down Penn state mix and NOT RYE!!

      This round is our ten month portion of it, and I know they arent doing anything DIFFERENT!!

      I just dont know what to do???

  4. I am not looking forward to all that. We are still trying to get some HVAC questions answered... ugh. Good luck! We actually do call a lot of places ourselves, works better!

  5. We were called by the service manager and he set up an appointment to go over list. Then, he scheduled all the appropriate contractors all in one day. The 10 month was pretty painless compared to all the rest of the crap we've endured.

  6. We received our letter and were told to have our list completed to the office by October 14. Our meeting will be held on November 2. We did not have a 30 day inspection so I intend to use this process wisely.

  7. You know, this is a really great question. I wonder if/how Heartland does theirs now, and if it's been off loaded to Ryan employees to handle. Great info though, keep it coming!

  8. Ours needed to happen, they redid some caulking in the bathrooms and in the walls near the floors around the stairs. They addressed some bathroom issues and quite a number of realllly minor things. And one not so minor thing with my floors. It's really your LAST opportunity to have RH fix any and everything under the sun you deem is faulty. So in my opinion it's worth it. We have our final dry wall repair next month (yes 14 months after we've lived here) because the company that does it apparently is sooo busy. Oh and they did find a soda can in the blower of my HVAC system (I posted on that). So yes....I did find it necessary and useful. Outside of some scheduling issues, which seem to be the norm, the process went for the most part as expected.

    1. Asia, thanks for the feedback and I know all the fixes are necessary, but I was thinking did I need a 10 month rep to actually come out? His voicemail is full and he wont answer emails to set up this "appt" I get my letter on Sept 9th and still no meeting set......I guess tomorrow will be a call to Ryan headquarters to get some answers!! Oh to be a bi&%c!!!

  9. Good old team Josh and Steve! We live in a Josh/Steve plan too. Our one-year anniversary was at the end of Aug. (so our 10 month was in June) and we still have a major issue with our yard, and a list of some more minor (yet still important) issues outstanding. They are extremely unresponsive. Basically anything that wasn't fixed the day of our review was never repaired. They did come back to do our yard -- twice -- but the landscaper they hired seems very under-qualified and it still isn't done properly.
