MISSING WINDOW GETTING FIXED.

The missing window is getting replaced, it is on order, and I got no hassle from my PM either.  It can be fixed relatively easy, so I am told.

BUT REALLY??? NO ONE NOTICED (not even me, shame on me)!!

Here's the story:

After RH did some research to see what happened.

This window was accounted for when the "tinker toy set" arrived and must have magically vanished in the night.

PM said the framing should be "underneath" all that since this "tinker toy set" was set up to accept that window.....Again, NO ONE NOTICED THEN??? During that entire period said hey............looks like a window should be there?????

I am kinda outta words here to describe this event.

ADVICE ON PREPPING YOUR YARD FOR THE DIRT!

If there are any bloggers out there that closed on their house in the winter time and do not have dirt in their yard yet.......KNOW THIS, no one is going to clear your lot of all that shit and bricks and whatnot.

They are going to pour right over it!! Whether it be a can of pop/soda or bricks or large stone.

Get out there and clean up as much big stuff as you can.  Because they will dump right on top of it and one day when you plan to garden you will hit that HUGE ROCK or brick and think...WTH!

I was able to clean up my front yard the other day, not realizing the next day they were coming with dirt, no one told me.............so my back yard will be a mess, but atleast I got to the front yard.

  1. Thanks for the tip on cleaning the yard of debris before they lay dirt on it. We are still waiting for our permit.

    1. It's a good tip! Trust me on this one get all that debris out if you can. I just used a wheelbarrow and dumped on my next lot, its empty so I was lucky there. Otherwise dump the crap in a pile on your lot and have RH came and get it, that's what my PM said to do. I did that on the lot next to me, and they just ran it over with some large equipment.

  2. OMG so frustrating!!!! They should know the elevations in and out, don't they have a picture to look at?? Isn't it on the blueprint?? Shame on them! I will remember what you said about the dirt, I'll have to go over there while it's in the building phase and clear it out since I believe we get sod before we move in. Here's hoping all this gets taken care of with QUALITY workmanship!

  3. Glad it wasn't difficult for them to fix the door. I think you weren't alone in having a DOA A/C once trying to actually use it. Great tip on the yard too (I'm sure its the same laziness whether building in PA, MD, VA, SC, OH)!

  4. I'm glad they are fixing it for you, but there is no excuse for them missing it in the first place. I've had the same experience where they fix everything that goes wrong without argument, but why must there be so many things to fix. My kids even said, "Why don't they just do it right the first time so they don't have to come back over and over?" One of the punch out guys actually said to me, "If they did it right the first time, I'd be out of a job." Not funny!

    1. Rachel, Ive had the punch out guys sing like canaries too. They are also told if they see anything wrong to NEVER point it out to the home owner!! That is wrong.

  5. So annoying! I know things won't be perfect, but that is a building thing they should know about. Ridiculous. Our AC was turned off outside so it was an easy fix, so hopefully that is all yours is. Our AC people were working on a bunch of houses on the street yesterday! Good luck!

  6. Elise, we got an AC appt.next Tuesday, funny how once your build is done things don't get fixed ASAP and people no longer run right up here....although we should be passed on to the customer service dept. but we still work with our PMs instead, it seems to be diff in all areas.

  7. Well at least they are going to fix it. Seems to me like there would have been a big hole in the wall panel, where the transom window should have been and when they discovered the window missing somebody would have had to close it up (or temporarily block it off and order the window). That's probably how the PM knows the framing is there for it.

    1. Transom, that's the word!! I have been looking at old pics I took during framing but cant really make it out.

    2. Ours is actually part of our front door. Door, sidelights, and transom are all one unit.

  8. Well I am glad its an easy fix its just a shame they didn't correct it they just covered up their mistake. Yes the framing is there and they know it because they covered it up.

  9. I'm glad they are fixing the window and that it should be a relatively easy fix.

As if you needed more issues, now the AC is broken too??? =(

After reading that Henry and Elise had issues with their AC too we tried ours yesterday and so far so good. Hopefully it'll stay that way.

Our yard sucks. I specifically asked during our preconstruction meeting if the dirt in our yard would be free of big rocks and I was assured it would be good dirt. That really isn't the case though. There are big rocks everywhere! They filled in our sink hole and they were supposed to fill in any other areas that needed it but the yard is still VERY bumpy and it is driving me crazy. I think it needs to be re-graded in spots too, but I'm not going to hold my breath.

    1. Yeah I dont think our yard are "professionally" landscaped at all. Another RH scam!

  10. That sucks for you guys sorry... hopefully the fix will be quick and everything turns out right !!! As for the rocks and debris in the yard, we closed in November and we had SPECIFICALLY written into our closing contract that Ryan Homes will come back out b/w MAy and August of 2013 with a rock hound and grade /pickup all rocks and debris after taking away all the hay they laid down before winter hit. They will also dump 6 more inches of topsoil and grass seed as well. We didnt trust RH , so we made sure in was in our closing contract with them. Good luck!

    1. Roger /Donna, good thinking....How did you know do to that?? Wish I had!

    2. I know DW , unfortunatley there had been so many bad mishaps and misunderstands and RH telling us one thing and not following through with it through the build process, so we decided that it needed to be in writing to make sure they would follow through after we closed !

  11. Question, do you go directly to your PM for issues? After my 30 days inspection (two weeks ago) my PM told me to go through customer service--which I guess is fine.

I moved into townhouse-style condo and while it was 69 degrees downstairs, it was 80 degrees upstairs. I had to call to see if this was normal--they will come check it out, but I'm hoping it's NOT normal.

Glad Ryan is doing right by you!!

    1. Jania, that isnt normal temp diff at all.

Our community seems a little different, they seem to really pride themselves in customer service, so therefore we just continue to keep a relationship with our PMs after our 30 day! I think we continue after our 10month as well too. Its been nice though because we have gotten to know them both very well and they know us and our home!

    2. It just doesn't stop for you does it! Gosh I feel so bad! And I'm also worried because we are building in the same area, I hope we have different crews and PM! I think for all of the grief they put you through with the house they should give you a free vacation or something! They NEED those perfect 10's on the survey and should be willing to do wht it takes to get them!

  12. So this window is called a transom? Many bloggers are saying it should have been attached to my door and sidelights???

    Really??

Is this going to be a cheap looking fix........oh NO IT WONT!

Anybody else have transom's that DO NOT seem attached to the door somehow?
